Zoning & Property Information

All land within Kamloops boundaries is assigned a zone which specifies how a property may be developed and used. The City's Zoning Bylaw regulates the location and use of buildings, the use of lands, the height of structures, areas for open spaces, size of properties, lot coverage, principal and accessory building areas and heights, and location of development on individual lots. Therefore, when building on your property, you must take all applicable zoning regulations into consideration.

Zoning Bylaw Review & Update

After a lengthy review and update process, Zoning Bylaw No. 55 was adopted by City Council on November 2, 2021. Zoning Bylaw No. 55 replaces Zoning Bylaw No. 5-1-2001.

The zoning bylaw regulates the use of land within city limits. The updated bylaw aims to be more clear, user-friendly, and business-friendly than the existing bylaw; to implement policies of KAMPLAN—the City's Official Community Plan—and other guiding documents; and to implement best practices in the areas of planning, sustainability, and accessibility.
